In a significant move to boost industrial infrastructure and logistics capabilities, the Maharashtra government has signed a Memorandum of Understanding (MoU) worth ₹5,127 crore. The state inked this major investment deal with Horizon Industrial Parks and Xsio Logistics Parks to develop over ten next-generation industrial and logistics parks across strategic locations in Maharashtra.
This partnership marks one of the largest foreign direct investment (FDI)-backed projects in the state’s logistics and industrial sectors. Notably, this initiative aligns closely with the recently launched Maharashtra Logistics Policy 2024, which envisions reducing logistics costs, creating jobs, and enhancing the supply chain ecosystem.
Parks to Come Up in Key Industrial Clusters
The parks will rise in prominent industrial and logistics hubs including Panvel, Bhiwandi, Chakan (Pune), Nagpur, and Sinnar (Nashik). Together, these developments will span a total of 794.2 acres and offer a construction footprint of approximately 18.5 million square feet.
These locations hold strategic importance due to their strong connectivity to ports, highways, and industrial corridors. Consequently, the parks will serve as key enablers of efficient warehousing and manufacturing across the state.
Major Boost to Employment Generation
In addition to infrastructure development, the project promises to generate significant employment. According to officials, the industrial and logistics parks will create over 27,000 direct and indirect jobs. This development will support local economies and contribute to Maharashtra’s goal of inclusive industrial growth.
Moreover, the parks will enable the creation of new value chains, enhance competitiveness, and provide opportunities to skilled and semi-skilled workers alike. These job opportunities will likely span operations, logistics, warehousing, and supply chain management.
Aligned with Maharashtra Logistics Policy 2024
The government has strategically aligned this investment with the Maharashtra Logistics Policy 2024. Under this policy, the state aims to reduce logistics costs by 4–5 percent, generate ₹30,573 crore in revenue, and create nearly 500,000 jobs over the next five years.
The policy outlines key focus areas including green logistics, smart infrastructure, multimodal integration, and digital transformation. This MoU complements those goals by ensuring that all new parks will follow environmentally sustainable practices and adopt advanced digital infrastructure.
Sustainable and Tech-Enabled Infrastructure
Sustainability and technological innovation lie at the heart of this project. All the upcoming logistics parks will comply with global sustainability standards and integrate eco-friendly building practices. Developers will prioritize energy efficiency, waste management, and water conservation measures to meet green certification norms.
At the same time, the parks will feature digital infrastructure to enhance supply chain visibility, efficiency, and resilience. These parks will support modern warehousing and smart logistics solutions that cater to evolving business needs.
Accelerating Maharashtra’s Logistics and Industrial Growth
This initiative marks a turning point in Maharashtra’s ambition to become a leading industrial and logistics hub in India. The collaboration with Horizon Industrial Parks and Xsio Logistics Parks not only brings large-scale investments but also unlocks global best practices in park development.
Given the scale and scope of this project, the government expects it to significantly uplift the overall industrial ecosystem. With strong policy backing and private sector participation, the state is moving decisively to modernize its logistics infrastructure.
In conclusion, this MoU represents a critical milestone for Maharashtra’s growth roadmap. By focusing on job creation, digital innovation, and sustainable development, the state is well-positioned to lead India’s next wave of logistics and industrial transformation.
